A standard Texas homeowners policy covers four things: the structure, other structures on the property, your personal belongings, and liability if someone gets hurt. Plus loss-of-use coverage if a covered claim makes the home unlivable.
What it doesn't cover by default: flood, earth movement, and certain wear-and-tear. We'll flag the gaps in your current policy if there are any.
Coverage you can actually compare
Replacement cost vs. actual cash value. Replacement cost rebuilds the home at today's prices. Actual cash value pays you the depreciated amount. After a hailstorm, that gap can be ten to thirty thousand dollars out of your pocket.
Manufactured / mobile homes. Many captive carriers won't write these. We have carriers that do.
Outbuildings. Standard policies cover detached structures up to 10% of the dwelling limit. If you've got a workshop, a barn, or a guest cabin, that's often not enough. Worth a separate look.
Rural acreage. If you've got more than a few acres, ask about a farm and ranch policy instead — it's usually a better fit. Read more about Farm & Ranch insurance →
Why an independent agency for home insurance
A captive agent can quote one company. We quote 15+ home/auto carriers — including Travelers, Allstate, Liberty Mutual, Hochheim Prairie, Germania, Foremost (for manufactured / mobile home), Homeowners of America, SageSure, Stillwater, and more — compared side by side. That matters more than ever; Texas home insurance rates have moved significantly the last few years, and the carrier that wins your business this year may not be the right one the year after.
We also write flood through Wright Flood and the National Flood Insurance Program. When your renewal comes up, we'd be happy to shop it across our 15+ carriers — your loyalty isn't punished.
